Responsibilities
Financial Reporting: Prepare and analyze financial statements (monthly, quarterly, annual) for residential properties, ensuring compliance with accounting principles.
Budgeting & Forecasting: Assist in developing and monitoring property budgets, collaborating with management teams to align with financial goals.
General Ledger: Maintain accurate general ledger accounts, reconcile discrepancies, and prepare journal entries.
Financial Analysis: Analyze trends, identify risks, and recommend improvements for property performance.
Compliance & Audits: Ensure regulatory compliance and support external audits with documentation.
Collaboration: Work with managers, lease administrators, and other stakeholders to deliver accurate financial insights.
Process Improvement: Streamline workflows to enhance efficiency and accuracy.
Expense Management: Process property-related expenses, ensuring correct coding and allocation.
CAM Reconciliations: Prepare accurate annual operating expense reconciliations.
Lease Administration: Ensure compliance with lease terms, including rent billing and expense recoveries.
AP/AR: Manage payables, receivables, rent collections, and vendor payments.
Cash Management: Monitor cash flow, reconcile bank statements, and ensure funding for expenses.
Expense Management: Monitor property operating costs and implement cost-saving measures.
Rent Collection: Oversee rent collection, ensuring accurate recording of income.
Qualifications
CPA Completed or Final Stages
3+ years of Property Accounting Experience
