Hours: 37.5 hours per week (Monday to Friday)
Flexible Schedule Options: 9 AM - 5 PM, 8 AM - 4 PM, or 8:30 AM - 4:30 PM
Vacation: 3 weeks
Benefits: No additional benefits
Bonus Potential: Annual performance-based bonus
Responsibilities
Role and General Responsibilities:
Under the authority of the Board of Directors, the Property Manager will:
Establish and maintain positive relationships with all building residents, promptly responding to service requests.
Supervise building staff, directing activities, establishing goals and objectives, conducting performance evaluations, and communicating the vision for operations and maintenance.
Attend monthly board meetings and prepare minutes for distribution to co-owners.
Ensure all building rules and regulations are respected.
Develop and maintain preventative and corrective maintenance schedules.
Oversee maintenance activities, including elevators, HVAC, plumbing, lighting, electrical, fire protection systems, pool equipment, etc.
Ensure compliance with all provincial, federal, and municipal legislation and standards.
Analyze tender and bid documents, manage contracts, and oversee projects.
Provide timely and detailed reports on operational issues.
Complete quarterly and annual budgets, monthly accruals, and variance analysis for Board approval.
Knowledge, Experience, and Skills Required:
Qualifications
Minimum of 5 years of management experience in property management.
Excellent command of French and English (spoken and written).
Strong knowledge of real estate management principles.
Proficiency in Microsoft Office software.
Strong verbal and written communication skills, with a proven ability to build relationships.
Excellent accounting and business management skills.
Exceptional planning and organizational abilities.
Strong negotiation skills.
Familiarity with building standards and requirements, along with sound technical knowledge.
Strong analytical and problem-solving skills.
