Responsibilities
• Perform on-screen takeoffs to analyze MEP drawings, technical specifications, and bid documents accurately.
• Collaborate closely with the Design Team to validate drawings and ensure accuracy in the takeoff process.
• Work with the Project Management Team to align takeoff quantities with project scopes, budgets, and schedules.
• Develop and maintain comprehensive Bill of Quantities (BoQs) and pricing schedules based on detailed takeoffs.
• Conduct on-site MEP surveys to assess project conditions and verify compliance with plans.
• Measure and confirm actual quantities used in modular units against takeoffs to identify variances.
• Provide reports on discrepancies and offer recommendations for material adjustments.
• Manage and monitor inventory of MEP components using ERP systems like Acumatica, NetSuite, or similar platforms.
• Oversee and coordinate factory procurement, ensuring timely delivery and optimal inventory levels.
• Verify actual material usage on the factory floor and reconcile with takeoff data to optimize resource planning.
• Collaborate with factory workers to ensure MEP installations align with specifications and material estimates.
• Provide on-floor guidance to improve material efficiency and address usage issues in real-time.
• Gather feedback loops from factory teams to address challenges and improve processes.
• Work with vendors to procure MEP materials, ensuring quality, competitive pricing, and timely deliveries.
• Analyze supplier quotations and address any discrepancies in materials or deliveries.
• Build and maintain strong vendor relationships to support project requirements.
• Partner with the Design Team and Project Management Team to ensure alignment in material planning, quantities, and cost controls.
• Provide structured feedback to internal teams on material usage, process efficiency, and identified risks or opportunities.
• Implement best practices to streamline the takeoff process, material procurement, and inventory management workflows.
• Prepare detailed reports on material variances, inventory usage, and cost impacts.
• Maintain accurate ERP records and historical cost data for future reference and analysis.
• Support management by providing updates on takeoffs, procurement status, and factory performance metrics.
Qualifications
• Bachelor’s degree in Mechanical/Electrical Engineering, Construction Management, or a related field.
• 5 years of experience in MEP estimating surveying, procurement, or inventory management roles.
• Has done actual takeoffs worked with subtrades.
• Expertise in on-screen takeoffs with strong proficiency in reading and analyzing MEP drawings and specifications.
• Proficiency in ERP systems such as Acumatica, NetSuite, or similar platforms.
• Experience with estimation tools/software (e.g., Trimble, Bluebeam, CostX).
• Strong analytical, problem-solving, and reporting skills, with a focus on material tracking and cost optimization.
• Ability to work collaboratively with Design Teams, Project Management Teams, and factory workers.
• Exceptional organizational and time-management skills.
• Detail-oriented with the ability to identify material variances and opportunities for process improvements.
• Knowledge of MEP systems, modular construction workflows, and local building codes.
